PEXA and settlement day explained for QLD, NSW and VIC

Almost all property settlements in Queensland, New South Wales and Victoria now happen online. Here's what that means for you.

What is PEXA?

PEXA is an online platform where conveyancers, lawyers and banks complete settlement together. Documents are signed digitally, funds move electronically and the transfer is lodged with the land registry straight away.

What happens on settlement day

  • Your conveyancer confirms final figures and adjustments in the workspace
  • Banks and representatives sign off before the booked settlement time
  • Funds transfer and the title is lodged electronically
  • The seller's agent is notified and releases the keys

What it costs

An electronic settlement fee is charged per transaction. It is a disbursement and appears itemised on your quote and settlement statement.

Tips for a smooth settlement

  • Return identity verification and signed authorities early
  • Keep in touch with your lender about loan approval
  • Don't book removalists for early morning — settlement times vary
  • Watch for scam emails: always confirm bank details by phone
